Speculative big box industrial development totaling 952,627 SF, comprised of two buildings. Building 1 (21662 Barton Road, Colton, CA) is 540,920 SF and Building 2 (21661 Barton Road, CA) is 411,707 SF. Both buildings were entitled by EBS on behalf of the Owner, Haeger Pacific, in 2022. EBS was successful in negotiating a Development Agreement with the City of Colton preserving the entitlements for a period of 25 years. Haeger Pacific leased the existing buildings on the Building 1 site, with the goal of developing or selling the fully entitled parcel in the future. The Building 2 site was sold to EBS in partnership with Clarion Partners in 2023, with ground breaking anticipated to commence in September 2023.
