Speculative industrial development comprised of two buildings located at 500 N. Gibson Ave (86,051 SF), Henderson, NV, and 520 N. Gibson Ave (41,442 SF) Henderson, NV.  Marketed for sale or lease.  Both buildings were pre-leased to Fortune 500 Tenants, and subsequential sold as a leased investment to a 1031 Exchange Buyer at completion in November 2022.

The Platinum Triangle Stadium Center acquisition was one of the highest profile, marquee sites EBS has taken down in its 20-year history. The site is located at the northeast corner of State College and Orangewood, immediately adjacent to Angels Stadium, between the 5 and 57 freeways. EBS intends to rehabilitate and reposition the existing 106,000 square foot industrial warehouse, fence, pave and light the extra +/- 8 acres of land behind the building which can be ancillary outdoor storage for a future building occupant, or a stand-alone IOS yard for a separate tenant.

Building 1 (120,651 SF) leased to the County of San Bernardino at completion in June 2022, and subsequently sold to an investor in November 2022.  Building 2 (52,494 SF) and Building 3 (59,229 SF) sold to a user at completion in June 2022.  Building 4 (119,608 SF) was sold as a forward to an institutional investor, with closing expected at completion in May 2023.
